Project reports and feasibility studies

A project report lays out the roadmap: financial projections, risk analysis, operational plan, expected returns. A feasibility study answers the harder question underneath it — is there real demand, what does it actually cost to start, and are there legal, technical, or market barriers that the optimistic version of the plan doesn't account for. Banks lend against these; investors read them before they read anything else. CMA (Credit Monitoring Arrangement) data specifically is what most banks require in a structured format before sanctioning a business loan — it's not optional paperwork, it's the basis of the credit decision.

Information memoranda

For a business sale or a larger capital raise, the Information Memorandum (also called a Confidential Information Memorandum, or CIM) is the document that does the real work. It's distributed only to parties who've signed an NDA, and it has one job: give every serious buyer or investor the same complete picture — financial history, operations, market position, forward outlook — so they can make a real evaluation without a dozen rounds of repetitive questions. A well-built IM also filters out parties who were never serious, which saves everyone's time later in the process. The executive summary alone — usually two to four pages — is often the only section a senior decision-maker reads before deciding whether the opportunity is worth pursuing further.

Pitch decks

Most pitch decks fail for a predictable reason: they explain the product instead of making the investment case. A deck built to actually hold an investor's attention leads with the problem and the numbers, not the origin story — and it's built to survive the questions that come after the meeting, not just the meeting itself.
